Are the model assumptions accurate?

  • Yes, underwriting is based on years of real estate investing/buying/selling and 3rd party input. 

  • Years of experience in the local market financing conditions, demographics and current holdings and joint ventures.  

What is your competitive advantage in the market?

  • Relationships with realtors, property managers, contractors and bankers. 

  • Joint Venture relationships with fellow investors. 

Pay outs

  • Preferred Return range from 8% to 10% of the initial capital contribution. 

  • Dividends are paid monthly and or quarterly basis. 

 

Is JMSR&T a long-term investment? 

A fixed and or continuing term sole discretion of the sponsor. Funds are held for 3, 5, 10 years. 

Once funded, an investor’s capital will be returned only upon the sale or refinancing of the fund asset, or upon positive cash flow from rents and other operations* Capital return is based on market and operation conditions at the time of investment returns*
